Q: WHAT TYPES OF PROPERTIES DO YOU MANAGE?
A: All types! Also, 4 to 8 bed HMO's with an up to date HMO licence. If you don't have a HMO licence or if you are not compliant, contact us to discuss how we can help you proceed. We also manage properties suitable for serviced accommodation. Usually, these are 2-4 bed properties. Our Agreement with you will be for 3-5 years (with a break clause to be negotiated) depending on your preferences.
Q: DOES MY PROPERTY NEED TO BE FURNISHED?
A: No, we take on fully furnished, part furnished and unfurnished properties. You may have previously rented to students, the furniture within the property may not be suitable and if that is the case we may ask you to remove the furniture.
Q: HOW WILL I RECEIVE PAYMENT?
A: We will set up a standing order for the agreed monthly rental price sent direct to your bank account, this will be paid on the same day every month for the duration of the Agreement. ​
Q: WHAT ARE YOUR FEES?
A: We operate differently to high street lettings agents as we do not charge tenant find fees, neither do we charge fees for property management or light maintenance. Our profit solely comes from the difference between what the tenant agrees to pay us, and the guaranteed monthly payment we agree to pay you regardless of whether the property is tenanted or not.
Q: I HAVE A PORTFOLIO OF PROPERTIES, WOULD YOU BE WILLING TO MANAGE THEM?
A: Absolutely, if they meet our criteria.
Q: WHAT ABOUT WEAR AND TEAR?
A: At the end of the contract we will return your property to you either in the same or usually better condition than the beginning of the tenancy.
Q: HOW CAN I ENSURE YOU WILL LOOK AFTER MY PROPERTY?
A: We only provide rooms to working professionals, and our regular inspections ensure the property is kept to a high standard.
Q: WHO WILL BE RESPONSIBLE FOR THE REPAIRS
A: You,the landlord will remain ultimately responsible for the larger ongoing repairs, maintenance and safety checks. We will deal with any minor issues or any damage to the property. We will continue to work with your own trusted contractors if you wish but we will have a network of contractors in your local area if needed.
Q: Who deals with the tenants?
A: We do, you only have to deal with ourselves. We will ensure our service is hands-free and stress-free for you, we manage all of phone calls and emails, viewings, meetings with tenants etc. ​
Q: How do you resolve damages if your customer damages something in my property.
A: As we are responsible for the tenants we cover the cost and charge the tenant for damages. You would only be responsible for the usual landlord duties, maintenance, gas safety checks, ensuring the boiler system works etc. All will be clearly and openly stated within our Agreement. ​
Q: What happens once I have signed the contract?
A: The property will be managed by ourselves including payment of bills, allowing you to enjoy a complete worry-free passive income. This is particularly useful for landlords who live abroad or have other commitments. You are free to inspect the property (with adequate notice of 24hrs) should you wish to do so but if not, you can wait until our Agreement comes to an end.​
